Title registration is the step prior to settlement where the LUMA team lodges the plan of your townhome with Land Use Victoria to enable a certificate of title to be registered and create a title of your property with the Victorian Government.  This typically occurs 2 - 3 weeks prior to settlement and your conveyancer will be provided with title details once registration occurs.

Welcome to the LUMA Stage 1 Construction Update for November 2024!  Below you’ll find information about progress of your home and key next steps in construction.

Great progress continues to be made on the townhomes, by SAW Constructions, which is highlighted in the latest video.

Below is an update on the status of works across Stage 1 homes:

Lots 101 - 108

Painting, landscaping, caulking and carports completed in November.
Defecting/quality assurance, privacy fencing to be completed in December.

Lots 109 - 121
Landscaping and paving, flooring, garage doors and external tiling completed in November.
Caulking, final paint works, carport screens, defecting/quality assurance to be completed in December.

Lots 122 - 133
Landscaping and paving, external tiling, floor preparation, internal caulking and garage doors completed in November
Final paint works, fencing, flooring, tiling, defecting/quality assurance will continue in December.

Lots 134 - 153
Landscaping, external tiling, flooring, final painting, caulking and rear yard planting completed in November.
Defecting/quality assurance, appliances, privacy and feature fencing will continue in December.

Lots 154 - 158
Shower screens, mirrors, benchtops, external tiling, landscaping and paving completed in November.
External painting, flooring and carpet, carport screens and internal paint works will commence in December.

Lots 159 - 162
Landscaping and paving, flooring and carpet, external tiling completed in November.
External painting, air-conditioning fit-offs, tank installation, fencing, internal paint works and defecting/quality assurance will commence in December.

Lots 201 - 224
Carport doors, garage painting, fencing, decking, framing, internal painting and carpentry fit-off completed in November.
Flooring, landscaping, external tiling, air-conditioning fit-off, return skirts, balustrades and shower screens to commence/continue in December.

Please note, as Stage 1 homes at LUMA are currently under construction, access to lots during this time is not permitted due to safety reasons.

INTRODUCING WILLOWBARK RESERVE

Work on LUMA’s park (Willowbark Reserve) is well underway with shelters and playground equipment currently being installed and are due to be completed in the coming weeks.

The latest video above highlights the latest progress of Willowbark Reserve.

Willowbark Reserve is anticipated to open early next year and will feature two BBQ stations, a water fountain and picnic facilities.

Please note, we have streamlined the look of the LUMA Connect portal to align with our construction/delivery schedule.  Please be assured this does not affect the estimated settlement timeframes, which will remain as per previous communication.

Welcome to the LUMA Stage 1 Construction Update for September 2024!  Below you’ll find information about progress of your home and key next steps in construction.

SAW Constructions is continuing to make good progress on the townhomes, which is highlighted in the latest video.

UPDATES TO LUMA CONNECT PORTAL

Development Victoria is committed to assisting their purchasers with a clear communication in the milestones that will occur in the upcoming months to your handover.  

As the first step, we have completed some updates made to the LUMA Connect portal.  This includes changes to the last milestones displayed on the “Home Construction Progress” bar chart.

As a separate feature of the updated LUMA Connect portal, we have introduced the “Settlement and Handover Process” bar chart, which indicates the key milestones as part of your upcoming settlement and handover journey.

The new “Settlement and Handover Process” bar chart can be found on your respective lot group page. Please hover over the milestones for more details.

In the coming weeks, we will also be adding key information about your home by introducing the “Key Documents” section on the LUMA Connect portal. This will include uploading a more detailed explanation of the Settlement and Handover process, as well as sharing answers to some Frequently Asked Questions, so please keep an eye out.

- Fit-off and carports completed in September.
- Landscaping, external painting, flooring and garage doors to be completed in October.

- Electrical and plumbing fit-offs completed in September.
- Landscaping to continue in October.

- Fit-offs completed with garage doors and balconies installed in September.
- Flooring installation, landscaping and decking installation to continue in October.

- Carpet, balconies and balustrades installed during September.
- Landscaping commenced in September.
- Fit-offs to be completed in October.
- Decking and flooring installation to commence in October.


Lots 154 - 158

- Kitchen, tiling and fixtures installed In September.
- Painting and balustrade installation to commence in October.
- Landscaping to continue in October.

- Plumbing and electrical fit-off completed in September.
- Landscaping together with flooring, decking and balustrade installation to commence in October.

Work is underway on LUMA Park!  BILD Group (engaged to deliver the park), have made good progress to date, including grassing and planting.

  • Painting, plumbing and electrical fit offs to be completed in August.

  • Fixtures, tiling, kitchen and gas meter installations complete.
  • Painting, internal fit off and balconies to be installed in July.

Lots 109 - 121

  • Waterproofing, plastering and gas meter installation complete.
  • Tiling, balconies, kitchen installation and internal painting in progress.
  • Fixtures to be completed in July.

Lots 122 - 133

  • First floor brickwork and roof completed.
  • Scaffolding to be dismantled and plastering to commence in July.
  • Fixtures, waterproofing, tiling and kitchen installation to begin on the majority of lots in July.

Lots 134 - 153

  • Plastering complete.
  • Internal painting, fit-off, fixtures, tiling will commence in July.
  • Kitchen and balcony installation to commence in July.

  • Scaffolding dismantled.

  • All brickwork, cladding and roofing have been completed.
