Welcome to the LUMA Stage 1 Construction Update for September 2024!  Below you’ll find information about progress of your home and key next steps in construction.

SAW Constructions is continuing to make good progress on the townhomes, which is highlighted in the latest video.

UPDATES TO LUMA CONNECT PORTAL

Development Victoria is committed to assisting their purchasers with a clear communication in the milestones that will occur in the upcoming months to your handover.  

As the first step, we have completed some updates made to the LUMA Connect portal.  This includes changes to the last milestones displayed on the “Home Construction Progress” bar chart.

As a separate feature of the updated LUMA Connect portal, we have introduced the “Settlement and Handover Process” bar chart, which indicates the key milestones as part of your upcoming settlement and handover journey.

The new “Settlement and Handover Process” bar chart can be found on your respective lot group page. Please hover over the milestones for more details.

In the coming weeks, we will also be adding key information about your home by introducing the “Key Documents” section on the LUMA Connect portal. This will include uploading a more detailed explanation of the Settlement and Handover process, as well as sharing answers to some Frequently Asked Questions, so please keep an eye out.

Below is an update on the status of works across Stage 1 homes:

Lots 101 - 108

- Fit-off and carports completed in September.
- Landscaping, external painting, flooring and garage doors to be completed in October.


Lots 109 - 121

- Electrical and plumbing fit-offs completed in September.
- Landscaping to continue in October.
- Plumbing, flooring, decking and balustrade installation to continue in October.


Lots 122 - 133

- Fit-offs completed with garage doors and balconies installed in September.
- Flooring installation, landscaping and decking installation to continue in October.


Lots 134 - 153

- Carpet, balconies and balustrades installed during September.
- Landscaping commenced in September.
- Fit-offs to be completed in October.
- Decking and flooring installation to commence in October.


Lots 154 - 158

- Kitchen, tiling and fixtures installed In September.
- Painting and balustrade installation to commence in October.
- Landscaping to continue in October.

Lots 159 - 162

- Plumbing and electrical fit-off completed in September.
- Landscaping together with flooring, decking and balustrade installation to commence in October.


Lots 201 - 224

- Painting and garage doors installed for Lots 201-212 in September.
- Fixtures, waterproofing, tiling and kitchen installation for Lots 201-212 to commence in October.
- Scaffold dismantled with plaster and insulation installed for Lots 213-224 in September.
- Tiling, kitchens and deck installation to commence for Lots 213-224 in October.

Please note, as Stage 1 homes at LUMA are currently under construction, access to lots during this time is not permitted due to safety reasons.

LUMA PARK

Work is underway on LUMA Park!  BILD Group (engaged to deliver the park), have made good progress to date, including grassing and planting.

Welcome to the LUMA Stage 1 Construction Update for August 2024!  Below you’ll find information about progress of your home and key next steps in construction.

The latest video highlights the progress made by SAW Constructions on the townhomes.

Below is an update on the status of works across Stage 1 homes:

Lots 101 - 108

• Flooring installation, footpaths, pavers, external tiling and fencing underway.
• Balconies and balustrades installation in progress.
• Internal finishing and landscaping to commence in September.

Lots 109 - 121

• Painting, plumbing and electrical fit-offs in progress.
• Internal flooring underway.
• Pavers and external tiling, fencing, balconies and balustrades to commence in September.

Lots 122 - 133

• Tiling and painting in progress.
• Plumbing and electrical fit-offs to begin in September.

Lots 134 - 153

• Plumbing, electrical fit-off and flooring installation in progress.
• Footpaths, pavers, external tiling, fencing and balustrades to continue in September.

Lots 154 - 158

• Plaster, waterproofing, tiling, fixtures and kitchen installation to continue in September.

Lots 159 - 162

• Flooring installation, footpaths, pavers and external tiling in progress.
• Fencing and balustrades installation to continue in September.

Lots 201 - 224

• Fixture, waterproofing, tiling and kitchen installation to commence on Lots 201 - 212 in September.
• Scaffold dismantling, plaster installation waterproofing, tiling and kitchen installation to commence in September for Lots 213-218.
• Scaffold dismantling, plaster installation complete and waterproofing, cabinet tiling to continue on Lots 219-224 in September.

Please note, as Stage 1 homes at LUMA are currently under construction, access to lots during this time is not permitted due to safety reasons.

Lots 101 - 108

• Kitchen installation, tiling, painting, plumbing and electrical fit-off completed in July.
• Flooring installation, footpaths, pavers and external tiling, fencing, balconies and balustrades to be completed in August.

Lots 109 - 121

• Fixtures, tiling and kitchen installation completed in July.
• Painting, plumbing and electrical fit offs to be completed in August.
• Pavers and external tiles, fencing, balconies and balustrades to commence in August.

Lots 122 - 133

• Plaster, fixture installation and waterproofing completed in July.
• Kitchen installation to be completed in August.
• Tiling and painting to continue in August.

Lots 134 - 153

• Fixtures, kitchen installation and tiling completed in July.
• Plumbing and electrical fit off, flooring installation, footpaths, pavers and external tiling, fencing and balustrades to commence in August.

Lots 154 - 158

• Electrical rough-ins and insulation completed.
• Plaster, waterproofing, tiling, fixtures and kitchen installation to be completed in August.

Lots 159 - 162

• Kitchen, tiling and fixture installation completed in July.
• Painting, plumbing and electrical fit-off to be completed in August.

Lots 201 - 224

• Rough-ins and plaster installation completed on Lots 201 – 212 in July.
• Fixture, waterproofing, tiling and kitchen installation commences in Lots 201 - 212 in August.
• Scaffold installation, rood and ground floor brickwork completed on Lots 213 – 224 in July.
• First floor external cladding, electrical rough-in and carpentry lock up on Lots 213 - 224 to be completed in August.

Below is an update on the status of works across Stage 1 homes:


Lots 101 - 108

• Fixtures, tiling, kitchen and gas meter installations complete.
• Painting, internal fit off and balconies to be installed in July.

Lots 109 - 121

• Waterproofing, plastering and gas meter installation complete.
• Tiling, balconies, kitchen installation and internal painting in progress.
• Fixtures to be completed in July.

Lots 122 - 133

• First floor brickwork and roof completed.
• Scaffolding to be dismantled and plastering to commence in July.
• Fixtures, waterproofing, tiling and kitchen installation to begin on the majority of lots in July.

Lots 134 - 153

• Plastering complete.
• Internal painting, fit-off, fixtures, tiling will commence in July.
• Kitchen and balcony installation to commence in July.

Lots 154 - 158

• Scaffolding dismantled.
• Plumbing, electrical and insulation rough-ins in progress.
• Plastering, waterproofing, tiling, fixtures will commence in July.
• Kitchen installations will commence in July.

Lots 159 - 162

• Scaffolding dismantled and plastering completed.
• Waterproofing, tiling and fixtures in progress.
• Kitchen installation to continue in July.

Lots 201 - 224

• First floor brickwork, roofing, cladding, plumbing and electrical rough-in completed on Lots 201 - 212.
• Plastering, waterproofing, tiling, fixtures and kitchen installation to be completed in July on Lots 201 - 212.
• Ground floor brickwork complete on Lots 213 – 224.
• Framing, first floor brickwork and services rough-in to continue in July on Lots 213 – 224.

Excellent progress continues to be made on the townhomes by SAW Constructions, which is highlighted in the latest video.

Lots 101 - 108

• Plaster & waterproofing complete.
• Cabinetry and pre-painting to be completed in June.

Lots 109 - 121

• Cladding completed and scaffold removed in May.
• Internal service rough-ins underway.
• Waterproofing, cabinetry and insulation to be completed in June.

Lots 122 - 133

• All framing and ground floor brickwork complete.
• Cladding and internal rough-ins in progress.
• First floor brickwork and roofing to be completed in June.

Lots 134 - 153

• All brickwork, cladding and roofing have been completed.
• External scaffold works, rough-ins, insulation and plaster installation works are all underway and will continue throughout June.

Lots 154 - 158

• First floor brickwork and cladding complete.
• Roofing and final scaffold works to be completed in June.

Lots 159 - 162

• First floor brickwork and cladding complete.
• Roofing and final scaffold works to be completed in June.

Lots 201 - 224

• Ground floor brickwork complete on Lots 201 – 212.
• First floor framing in progress on Lots 213 – 224.
• First floor brickwork and roofing on Lots 201 – 212 to be completed in June.
• Framing to be completed and ground floor brickwork to commence on Lots 213 - 224 in June.
