Quarter 2 (April - June) 2026
Title registration is the step prior to settlement where the LUMA team lodges the plan of your townhome with Land Use Victoria to enable a certificate of title to be registered and create a title of your property with the Victorian Government.  This typically occurs 2 - 3 weeks prior to settlement and your conveyancer will be provided with title details once registration occurs.

Welcome to the LUMA Stage 2 Construction Update for February 2025! Below you'll find information on the progress of your home and key next steps in construction.

Construction of your home by SAW Constructions is underway , as highlighted in the latest video.

Below is an update on the status of works across Stage 2 homes:


Lots 301 – 328
Drainage and work on bored piers continue.
Underground electricals are in progress.
Slab preparation underway.

Lots 329 – 343
Site set outs completed.
Site cuts and work on bored piers have commenced.

Lots 401 – 427
Slabs and slab backfills are complete.
Structural steel works and ground floor framing is underway.


Lots 501 – 515
Structural steel works, plumbing rough ins, ground floor brickwork and second floor framing complete.
Third floor framing soon to commence.

Please note, as Stage 2 homes at LUMA are currently under construction, access to lots during this time is not permitted due to safety reasons.

WILLOWBARK RESERVE

Willowbark Park is anticipated to open in March 2025 and will feature two custom-designed shelters, BBQ stations, a water fountain, picnic facilities and a large play area.

Construction of your home by SAW Constructions is either underway or due to commence shortly, as highlighted in the latest video.

Below is an update on the status of works across Stage 2 homes:


Lots 301 – 328
Site cuts, bored piers and underground electrical set out completed in January.
Underground services, structural steel installed and slab pours to commence in February.

Lots 329 – 343

Awaiting Building permit.

Lots 401 – 427
Bored piers, underground services slabs commenced in January.
Structural steel installation and slab pours complete, framing to commence in February.


Lots 501 – 515
Structural steel installation, Framing (first & second floor) completed in January.
Framing (second & third floor), Plumbing rough ins and roof cover installation to commence in February.

Building permits to be obtained.

Lots 401 – 427

Earthworks, piers and drainage completed in November.
Electrical undergrounds, slab pours, structural steel works and framing to commence in December.


Lots 501 – 515

Earthworks, piers, drainage, electrical undergrounds and slab pours completed in November.
Structural steel works and framing to commence in December.

INTRODUCING WILLOWBARK RESERVE

Work on LUMA’s park (Willowbark Reserve) is well underway with shelters and playground equipment currently being installed and are due to be completed in the coming weeks.

The latest project update highlights the latest progress of towhouse construction as well as Willowbark Reserve.

Willowbark Reserve is anticipated to open early next year and will feature two BBQ stations, a water fountain and picnic facilities.

LUMA  Stage 2  Civil Construction/LUMA Park Progress Video - September 2024

Update 31 May 2024

Thank you for your purchase at LUMA Sunshine North and being part of our growing community.

Civil construction works in Stage 2 are nearing completion, and are expected to finish in July. We're currently progressing with electrical works and installation of pedestrian-operated traffic signals at the main St Albans Road intersection.

Upon completion of civil construction works, our builder (SAW Constructions) will commence delivery of your home.  Preliminary soil testing has already been completed and SAW is currently in the process of attaining building permits in order to commence works onsite.

Re-shaping of the ground to allow construction of roads and drainage connection to each lot. Estimated timeframe 4-6 weeks.

Provision of a sewer connection to each lot and underground drainage system. Estimated timeframe 8 weeks.
water
Provision of water connection to each lot. Estimated timeframe 3-4 weeks.
sub-grade
Developing a firm material base underneath roads and footpaths. Construction of kerbs and drains to enable channels from stormwater to travel to underground drainage system.
electrical and nbn
Electrical cabling and NBN to enable internet connection for each lot.

Footpaths, asphalt, topsoiling and road completion.

External wall cladding and roof covering is completed, flooring is laid and external doors and external windows are fixed.

All internal fittings including architraves, skirting, doors, built-in shelves, baths, basins, troughs, sinks, cabinets and cupboards are fitted or fixed into position.
landscaping
Planting of street trees for nature strips and trees in common areas as appropriate and landscaping in and around properties.
practical
completion
All building work is either complete or close to completion, in accordance with the contract/agreement with the relevant authorities. Property is reasonably fit for occupation.
final inspection
Final visit by building inspectors to ensure all fittings, fixtures are complete, in good condition and built to the standard and specification as indicated in relevant contracts/agreement. Certificate of occupancy is issued.
handover
All works are finalised and ready to hand over to purchaser to move in.
