Quarter 2 (April - June) 2026
Title registration is the step prior to settlement where the LUMA team lodges the plan of your townhome with Land Use Victoria to enable a certificate of title to be registered and create a title of your property with the Victorian Government.  This typically occurs 2 - 3 weeks prior to settlement and your conveyancer will be provided with title details once registration occurs.

UPDATE 29  NOVEMBER  2024

Welcome to the LUMA Stage 2 Construction Update for November 2024! Below you'll find information on the progress of your home and key next steps in construction.

Civil construction works are now complete and construction of your home by SAW Constructions is either underway or due to commence shortly, as highlighted in the latest video above

Below is an update on the status of works across Stage 2 homes:

Lots 301 – 328

Building permits to be obtained.

Lots 329 – 343

Building permits to be obtained.

Lots 401 – 427

Earthworks, piers and drainage completed in November.
Electrical undergrounds, slab pours, structural steel works and framing to commence in December.

Lots 501 – 515

Earthworks, piers, drainage, electrical undergrounds and slab pours completed in November.
Structural steel works and framing to commence in December.

Please note, as Stage 2 homes at LUMA are currently under construction, access to lots during this time is not permitted due to safety reasons.

INTRODUCING WILLOWBARK RESERVE

Work on LUMA’s park (Willowbark Reserve) is well underway with shelters and playground equipment currently being installed and are due to be completed in the coming weeks.

The latest project update highlights the latest progress of towhouse construction as well as Willowbark Reserve.

Willowbark Reserve is anticipated to open early next year and will feature two BBQ stations, a water fountain and picnic facilities.

LUMA  Stage 2  Civil Construction/LUMA Park Progress Video - September 2024

Update 31 May 2024

Thank you for your purchase at LUMA Sunshine North and being part of our growing community.

Civil construction works in Stage 2 are nearing completion, and are expected to finish in July. We're currently progressing with electrical works and installation of pedestrian-operated traffic signals at the main St Albans Road intersection.

Upon completion of civil construction works, our builder (SAW Constructions) will commence delivery of your home.  Preliminary soil testing has already been completed and SAW is currently in the process of attaining building permits in order to commence works onsite.

Re-shaping of the ground to allow construction of roads and drainage connection to each lot. Estimated timeframe 4-6 weeks.

Provision of a sewer connection to each lot and underground drainage system. Estimated timeframe 8 weeks.
water
Provision of water connection to each lot. Estimated timeframe 3-4 weeks.
sub-grade
Developing a firm material base underneath roads and footpaths. Construction of kerbs and drains to enable channels from stormwater to travel to underground drainage system.
electrical and nbn
Electrical cabling and NBN to enable internet connection for each lot.
Footpaths
and roads
Footpaths, asphalt, topsoiling and road completion.

Completion of the construction works. Home construction will commence after civil construction is completed.
